Telangana’s ambitious Future City project has drawn global attention after Trump Media & Technology Group (TMTG), linked to US President Donald Trump’s business interests, announced plans to invest up to Rs 1 lakh crore over the next decade. The proposed investment is among the largest private commitments ever announced for a greenfield urban development in India.
The declaration has turned Future City into a possible international property and infrastructure center, concentrating on technology-based industries, media, and versatile-use projects. According to market specialists, the venture might absorb a lot of the pressure that Hyderabad’s already overcrowded IT corridors exert and at the same time create new areas of interest in the real estate market, covering residential, commercial, industrial, and logistics sectors.
Where Trump Media May Invest
Speaking at the Telangana Rising Global Summit 2025, Eric Swider, Director at Trump Media & Technology Group, confirmed the company’s intent to invest around Rs 1 lakh crore in Future City in a phased manner over ten years. Even though the sector-wise specifics have not been made public yet, insiders from the industry are of the opinion that the investments will be made in the areas of real estate development, smart city infrastructure, media technology, and digital ecosystems.
Among the projects under consideration are the establishment of first-class office areas for technology and media companies, the creation of mixed-use townships that would incorporate offices, retail, hospitality, and residential areas, along with state-of-the-art media infrastructure comprising studios and data-driven facilities. Reports indicate that preliminary discussions are underway for projects worth nearly Rs 41,000 crore as part of the initial phase, including the creation of an international media hub.
In India, there are already Trump-branded real estate because of the opulent Trump Towers projects in Mumbai, Pune, Gurugram, and Kolkata. Nevertheless, analysts point out that the Telangana investment marks a change in strategy from mere brand licensing to deeper and more capital-intensive involvement.
What Is Telangana’s Future City?
Future City, also referred to as Bharat Future City, is a large-scale planned urban development located along the Hyderabad–Bengaluru corridor. Spread across 765 square kilometres between the Srisailam and Nagarjunasagar highways, the project is situated on Hyderabad’s southern outskirts, close to the Rajiv Gandhi International Airport.
This project was first thought of as Pharma City, but the current Congress government, led by Revanth Reddy, came to power in December 2023 and made some changes to it. The new vision indicates to form a sustainable urban cluster that integrates workplaces, housing, social infrastructure and industry zones.
The state government is planning major investments in road connectivity, airport access, metro and rail links in the later phases of the project, along with the provision of power, water, waste management, and digital technological infrastructure.
Key Sectors and Long-Term Vision
Future City is planned to support the establishment of sectors with high growth like production of semiconductors and electronics, electric cars and modern transportation, renewable energy, AI, data storage, and pharmaceuticals. The government sees it as a long-term extension of Hyderabad in terms of land area, although it is going to be much bigger than HITEC City. However, it will have modern urban planning in place to avoid traffic jams.
According to the industry, the project will be able to pull in investments of about $20-30 billion (Rs 1.6-2.5 lakh crore) over the next 20-25 years including public infrastructure spending and private sector participation. The first five to seven years will see the development of core infrastructure and industrial zones after which large office districts, integrated townships, retail centres, and hospitality projects will be taken up.
Real Estate Impact and Market Outlook
Real estate experts believe Trump Media’s proposed investment could act as a catalyst for early momentum, particularly in commercial real estate and digital infrastructure. Developers are saying that there is an increasing interest in the surrounding micro-markets, but still, the major launches are expected to come in stages.
According to the industry experts, the future city would have a comparable effect in the market as Gachibowli who had been the trendsetter and the focus of tech industry in Hyderabad two decades ago. However, it would depend on the successful execution and prompt delivery of infrastructure to that effect as their future city plans could make Hyderabad's next significant growth area and a competitive urban destination worldwide if properly implemented.
