Over recent months, rental rates have skyrocketed by a staggering 30% to 50%, creating financial strain for many residents and prompting them to explore housing options in suburban areas.

The rising rental rates in Hyderabad, particularly in the wake of the COVID-19 pandemic, have posed a significant challenge for the migrant workforce seeking affordable housing options. Over the past year, rental prices have surged by an average of 30% to 50%, driven by the reopening of offices and an influx of people relocating to the city for work opportunities. Tenants across various neighborhoods, from Gachibowli to Uppal and Kompally, have voiced concerns about the substantial increase in rents, which has strained their budgets. Additionally, property owners are now demanding higher deposit amounts, typically three to four months' rent, compared to the previous standard of two months.

As rental rates soar, residents are witnessing a shift in housing dynamics, with gated communities near tech hubs like Gachibowli and Nanakramguda experiencing sharp increases in rents. Previously, 3BHK apartments that rented for 35,000 are now commanding prices of 50,000 to 60,000, while even 2BHK units in areas surrounding Hi-Tec City are no longer available for less than 30,000 per month. Consequently, many tenants are exploring housing options in outlying areas like Kollur, Medchal, and Shamirpet, located 20 to 30 km away from the city center, in search of more affordable rentals.
