Mumbai: This year, during the ongoing festive season, developers are expected to unveil a number of festive-centric offers i.e. flexible payment plans, zero GST on select ready-to-move-in units, waiver of registration charges, attractive discounts and value additions such as free modular kitchens, home furnishings, and assured rentals. In an effort to draw in families looking to move right away, many builders are now introducing ready inventory and near-possession apartments.

Adding to the festive mood is the government’s supportive stance.

The sector anticipates reduced effective tax rates or more transparent compliances as a result of the current discussions surrounding the rationalisation of GST on under-construction homes, which should improve affordability. This reform is important because it directly impact ticket size for homebuyers, allowing them to invest with greater transparency and reduced costs. Coupled with festive discounts, this policy boost creates a double advantage for prospective homebuyers.

The upcoming festive season brings renewed optimism to the real estate market, with homebuyers eager to seize attractive offers and unlock value in their dream homes. Recently announced government policies, including simplified GST slabs and reduced taxes on construction materials, have significantly boosted buyer confidence.

Talking to Bizz Buzz, Rahul Singla, Director, Mapsko Group, says, “These changes, combined with stable interest rates, create the perfect environment for buyers to maximise festive season benefits.” This season is not just about celebration but also about making smart investment decisions. We expect a surge in enquiries and bookings as buyers look to align cultural auspiciousness with financial prudence.

“The festive season has always been a catalyst for India’s real estate sector, but this year marks a definitive turning point. The festive period is also a time when buyer propensity to purchase a luxury lifestyle is at its peak.

“We have lined up a number of new launches in the branded luxury segment for this period, and we expect a positive response to these launches. Upcoming tax benefits are also likely to lift economic sentiment during this period, and we expect this to translate into strong sales momentum,” said Ashish Jerath, President – Sales & Marketing, Smartworld Developers.

As the 2025 festive season approaches, homebuyers in India are poised for significant advantages. Developers are providing buyers with festive discounts, flexible payment plans. This makes it an opportune time for investments amid new project launches.

Yashank Wason, Managing Director of Royal Green Realty, says, “Government policies are amplifying these benefits. GST cuts on construction materials like cement from 28 per cent to 18 per cent will reduce costs, potentially lowering home prices if passed on by developers.” RBI’s repo rate reduction throughout 2025 has slashed home loan EMIs, boosting easy financing.
