Navanaami Projects has unveiled its magnum opus, 'Megaleio,' in Hyderabad, marking a significant shift in the city's real estate landscape from villas to high-rise living. Known for its sprawling villas, Hyderabad is now seeing a surge in tall residential buildings, particularly in areas like Hitech City, where high-rise commercial buildings already dominate.

The Megaleio project, spread over 4.1 acres and surrounded by 1,200 acres of greenery between the protected water bodies Himayat Sagar and Osman Sagar, comprises two iconic towers with 50 floors and 150 ultra-luxury residences. These residences are divided into three types of units: Skyline tower units with an area of 11,111 sqft, and Unity tower units with areas of 9,999 sqft and 8,888 sqft.

Built at an estimated cost of nearly Rs 900 crore, the price of each unit ranges between Rs 8 crore and Rs 12 crore. The project is located at Appa Junction Peerancheru, just 20 minutes from Rajiv Gandhi International Airport and 15 minutes from the Financial District. It is scheduled for completion in the next four years.

The RERA-approved Megaleio project boasts a stunning design featuring double-height ceilings, a conscious façade, and expansive interiors. Catering to high-net-worth individuals, Megaleio offers unparalleled amenities such as branded kitchens, state-of-the-art home automation systems, noise-controlled windows, opulent bathrooms, and sustainable features that blend eco-consciousness with sophistication. Additional exclusive features include private garages with EV charging capabilities, soaring 9-foot doorways, and internationally sourced flooring materials.

The launch of Megaleio reflects a broader trend in Indian real estate, where demand for luxury housing has surged. A 2023 CBRE report indicated a 97% year-on-year increase in the sale of residences valued at Rs 4 crore and above across India's seven major cities from January to September 2023. Delhi-NCR, Mumbai, and Hyderabad accounted for 90% of these luxury housing transactions. Delhi-NCR led with 37% of sales, followed by Mumbai with 35%, and Hyderabad with 18%, while Pune accounted for the remaining 4%.

Navanaami, which previously launched a project in Bengaluru, is also developing ultra-luxury projects in Bhubaneswar, Odisha, and plans to expand to other cities.
