In a significant development in India's banking sector, the contribution to commercial real estate loans by banks is nearing the Rs 4 lakh crore mark. This milestone underscores the substantial involvement of financial institutions in financing the country's commercial property market, including office spaces, retail outlets, and other commercial developments.

Indian banks are witnessing a notable surge in lending to the commercial real estate sector, signaling a renewed confidence in the market's stability and attractiveness. Recent data from the Reserve Bank of India (RBI) reveals a robust 22.94% year-on-year growth in the commercial real estate portfolio of scheduled commercial banks (SCBs), reaching an outstanding value of Rs 3,96,579 crore by March 22, 2024.

This upswing marks a significant escalation from previous years, with SCBs' involvement skyrocketing by Rs 74,006 crore between March 2023 and March 2024, in contrast to Rs 25,342 crore between March 2022 and March 2023. The increased lending to the sector is attributed to several factors, including stricter regulations, the deleveraging efforts of listed developers, and the expanding presence of Real Estate Investment Trusts (REITs), which have infused equity capital into the market.

The nearing of the Rs 4 lakh crore mark in banks' commercial real estate exposure underscores the sector's importance in India's banking landscape.
